The Gold Coast is unlike anywhere else we inspect. A pre-purchase here might be a 20th-floor strata unit in Surfers Paradise, a canal home with a private pontoon at Mermaid Waters, or a detached house up in the Hinterland behind Nerang. Balcony and wet-area waterproofing is another big one on the coast. Failed membranes and poor falls are a frequent and expensive find, and they're easy to miss without knowing where to look.
If you're buying into a unit or townhouse, the body corporate matters as much as the four walls. Our report focuses on what we can access and assess in the lot and common areas at the time of inspection, and we'll flag where it's worth chasing the body-corporate records, sinking-fund position or building-management reports before you commit.
