Building & Pest Inspections in Moreton Bay

Moreton Bay is one of South East Queensland's largest and most varied regions, and the housing reflects it. In the south you've got fast-growing master-planned estates (North Lakes, Mango Hill, Griffin and Narangba) full of slab-on-ground brick-and-render homes built over the last couple of decades. Push north toward Caboolture, Morayfield and the hinterland and the stock changes again: older brick-and-tile, timber-framed homes, and acreage on bigger blocks. A genuine Moreton Bay inspection has to read each property on its own terms rather than running a generic checklist, and that's exactly how we approach every job.

With so much recent construction, a big part of our work here is new-build handover and defect inspections. We're regularly called to practical-completion (PCI) walk-throughs across the new estates, picking up the incomplete finishes, drainage and waterproofing shortcuts, and trade defects that are far cheaper for the builder to rectify before you accept the keys than after. Every property inspection follows AS 4349.1, and every timber pest inspection follows AS 4349.3, so you get a consistent, defensible report whether you're buying off the plan or settling on a 1970s home in Caboolture.

Timber pest pressure is real across the whole region: the warm, humid SEQ climate suits subterranean termites, and bushland fringes, retained gardens and timber-framed construction all give them a way in. We check subfloors, roof voids, fences, retaining walls and the grounds for live activity, damage and the conditions that invite it, then set it all out in plain English. As an independent inspector with no tie to any agent, builder or pest-treatment company, our only job is telling you what we actually found, so you can negotiate, plan repairs, or walk away with your eyes open.
